Please Note: You must obtain the Guarantor's permission in advance. (The guarantor must be a home owner or an additional deposit may be required.) Guarantors are people who will be liable to make rental payment on your behalf should your circumstances change and you are unable to meet rental payments yourself.

  • How long will it take for the landlord to decide?
  • In most cases we will receive a number of applications and this process may therefore take up to several weeks.
  • How do we know if we are successful in our application?
  • If you are the Landlord's preferred applicant, we will contact you to advise you and seek landlord and employer references as appropriate. We may also carry out a credit check if instructed by the Landlord to do so.
  • Please note: Due to the high number of application forms we receive, we can only notify the successful applicant.
  • If I am successful, when do I sign the Tenancy Agreement?
  • If your tenancy application is successful, we will arrange for you and your Guarantor to sign the Tenancy Agreement as soon as possible. (Your Guarantor will be responsible for your rental arrears if you fail to pay rent due as well as any other breaches of the Tenancy Agreement) Please note: Your Guarantor must own a residential property in Northern Ireland and you must obtain their permission in advance.
  • When is payment due?
  • When signing for the Tenancy Agreement the first month's rent in advance is required, along with a security deposit which will be an amount equal to the first month's rent and an administration fee of £25 for the processing of your application (this £25 is non-refundable at the end of the tenancy). You will also be required to provide photographic proof of identification such as a Passport or Driving License which we will take a copy of for our records.
  • What happens if I do not have a Guarantor?
  • If you are unable to provide a guarantor, then we may consider a higher deposit equal to two month's rent, subject to Landlord's approval.
  • Do you require any supporting documentation?
  • If you are shortlisted, we will require payslips if employed, a recent bank statement and a photographic ID.
