N.B. All tenants over 18 will be required to complete an application as they are required to sign the tenancy agreement.

All tenancy agreements will be for 12 months unless otherwise advertised and may continue on a month to month basis after this.

Please Note: You must obtain the Guarantor's permission in advance. The guarantor must be a home owner in Northern Ireland or an additional deposit may be required. Guarantors are people who will be liable to make rental payments on your behalf should your circumstances change and you are unable to meet rental payments yourself or to cover the cost of any loss suffered by the landlord as a result of your actions such as damage to the property.

** Photographic ID and a Rates bill/Mortgage Statement (proof of home ownership) will be required from your guarantor.

How long will it take for the landlord to decide?

In most cases we will receive a number of applications and this process could take up to several weeks.


How do we know if we are successful in our application?

If you are the Landlord's preferred applicant, we will contact you to offer you the tenancy. This will be subject to previous landlord and/or employer references as deemed appropriate as well as your financial information. We may also carry out a credit check at your expense.

Please note: Due to the high number of application forms we receive, we can only notify the successful applicant.


If I am successful, when do I sign the Tenancy Agreement?

If your tenancy application is successful, we will arrange for you and your Guarantor to sign the Tenancy Agreement as soon as possible. (Your Guarantor will be responsible for your rental arrears if you fail to pay rent due as well as any other breaches of the Tenancy Agreement).

Please note: Your Guarantor must own a residential property in Northern Ireland and you must obtain their permission in advance.


When is payment due?

As soon as your application has been successful we will require a non-refundable security deposit which is usually equal to the first month's rent unless a different amount has been agreed with you and landlord. When signing for the Tenancy Agreement the first month's rent in advance is required. All tenants over the age of 18 will also be required to provide photographic ID such as a Passport or Driving License and a current utility bill which we will take a copy of for our records.


What happens if I do not have Guarantor?

If you are unable to provide a Guarantor then we may consider a higher deposit at the Landlord's discretion.
